Rental Property Leasing Process

The Jander Group, Inc Leasing a home with The Jander Group, Inc. usually follows these steps:

You are completing this step right now!  View our website to learn all about us and to determine which of our available rental homes meet your needs. You will see that our inventory contains rental homes in various locations, varying prices, and all Jander Group homes are non-smoking within the home.  

We update our site regularly to reflect which homes are currently available.  If you do not see a home on our website, that means it has already been leased.

Drive by our Homes

Even if you are familiar with the area, it is absolutely essential that you drive by each home that interests you to ensure its exact location will suit your needs.

Submit an online inquiry, Email (leasing@jandergroup.com) or Call our Leasing Department discuss your exact needs and the home in more detail. Since our property supervisors are regularly out of the office showing properties, it is often quickest and easiest to communicate with us via email (leasing@jandergroup.com). 

Showings 

Showing appointments are scheduled during our normal business hours of Monday through Friday with the first appointment time at 9:00 AM and last appointment time at 4:00 PM.  For homes that are occupied, we will contact the existing residents to notify of the showing and arrange a mutually agreeable time to meet you at the home in order for you to view the interior and decide, with certainty, that the home is right for you.

In order to schedule a personal showing with one of our agents, a prospective tenant must first complete our standard lease application and be approved. If you desire to view multiple homes, please make sure you communicate all of those homes to us when submitting the lease application.

If a prospective tenant desires a third party to view any home on his/her behalf, the prospective tenant should provide a clear color image of the third party’s government issued photo identification when submitting the lease application for processing.

** If a prospective tenant desires any other adult to be present with him/her for the showing appointment, the prospective tenant must provide a clear color image for each adult prior to scheduling the showing appointment. **

Complete a Lease Application

All adult prospective residents will need to fully complete and sign The Jander Group, Inc. lease application (Married couples only may share the same application). The Jander Group, Inc. lease application fee is seventy dollars ($70) per application, which is due at the time of application submission. 

The Jander Group, Inc. does not accept co-signers or guarantors.

Acceptable means of payment for the lease application fee are money order, certified check or electronic payment (credit card, debit card, or bank account).

Money orders or certified checks should be made payable to: The Jander Group, Inc.

Cash cannot be accepted for any payments.

PRIOR TO SUBMITTING PAYMENT, PLEASE CHECK OUR HOMES FOR RENT PAGE TO VERIFY THE HOME IS STILL AVAILABLE. IF THE HOME IS NOT SHOWING, IT IS NO LONGER AVAILABLE.

PAY LEASE APPLICATION FEE

Please note:  The Jander Group, Inc. cannot process a lease application until The Jander Group, Inc. receives the required lease application fee payment from the lease applicant.

Holding Deposit

The holding deposit is not required for an application to be processed, but may be submitted concurrent with the lease application.  The holding deposit (minimum amount equal to one month's rent) is the means by which an approved applicant secures a property.  In consideration for the approved applicant submitting the holding deposit, The Jander Group, Inc. will take the home off the rental market and refrain from showing it to other prospective residents. When the approved applicant signs the lease agreement, the holding deposit will be credited towards the required security deposit.

Acceptable means of payment for the holding deposit are money-order or certified check ONLY made payable to: The Jander Group, Inc.

The Jander Group, Inc. cannot accept electronic payment for the holding deposit.

** The lease application fee and holding deposit must be separate payments if paying both at the same time. **

If, for some reason, a person’s lease application is not approved, the holding deposit will be returned to the applicant. If, however, the applicant’s lease application is approved but the applicant decides that he/she does not want to rent the home after all, the holding deposit will be forfeited for the benefit of the owner of the home in compensation for taking the home off the rental market.

Lease applications will be checked in at least the following areas:

  1. We will run a standard retail credit check to determine how the applicant pays his/her bills in general;
  2. We will run a rental / mortgage payment verification search to determine how the applicant has met his/her rental / mortgage obligations in particular;
  3. We will verify the applicant’s local employment information (an applicant must include his/her recent pay stub or, if self-employed, tax return for last 2 years); and
  4. We will run a background criminal check

**Applicants with unsatisfactory results from the above categories and/or lacking verifiable history will not meet the standard and customary qualifications for rental**

**Applicants with an eviction cannot be approved**

**Applicants with bankruptcies discharged for less than two years cannot be approved (NO Exceptions)**

**Please supply bankruptcy discharge papers with your lease application**

After approval and submission of the holding deposit, the next step is to Sign the Lease Agreement!

The Jander Group, Inc. will draft the lease agreement and send to you electronically for prompt execution.
